As a Principal and Chairman of the Board, Martin Bronstein currently directs the business development efforts of the company. Since founding Situs in 1985 as a local commercial real estate brokerage firm, Mr. Bronstein has transformed the company into a leading provider of comprehensive real estate consulting services. A creative entrepreneur, Mr. Bronstein has a unique talent for recognizing unmet needs of the commercial real estate finance industry and then designing new lines of business to effectively and efficiently meet those needs.
Prior to founding Situs, Mr. Bronstein worked in commercial real estate brokerage, management, development and investment. He has traveled extensively throughout the United States, Canada and Central America on real estate consulting, brokerage and finance assignments. He earned a B.B.A. in marketing from the University of Texas at Austin. He is an active member of the Advisory Business Development Board of Texas Capital Bank, a founder and board member of the Southwest Chapter of the United States Panama Association (USPA) and a member of MBA, CMSA, ICSC and FIABCI.
As a Principal and Chief Executive Officer, Ralph Howard directs the overall day-to-day management of the company, as well as its offshore expansion and business line development. Inspired by his vision of Situs being the premier global real estate consulting company, Mr. Howard is leading Situs’ growth by incorporating cutting-edge innovations and technology, adopting global real estate standards and methodologies and developing the necessary professional and legal infrastructure. As such, Mr. Howard spearheaded the evolution of Situs from a local real estate company into a unique real estate consulting firm. Under his leadership, Situs has become an integral service provider and strategic partner to investment banks, lenders and acquirers of commercial real estate. He has also facilitated reshaping the Situs company-wide culture to stress core values of flexibility, affordability and diversity, which are helping to achieve superior performance that benefits both clients and Situs team members.
Prior to co-founding Situs in 1985, Mr. Howard was the managing partner of Lewis and Howard, a local real estate appraisal company that under his guidance became a national provider of valuation and consulting services to the real estate community. Mr. Howard is an active member of the MBA, CMSA and European CMSA.
Steven J. Powel, Principal and Chief Operating Officer
As a Principal and Chief Operating Officer, Steve Powel directs the operations of all Situs business units. It was his involvement in Situs in 1996 that catalyzed the company’s growth and reputation as a leading real estate service provider. His role managing Situs’ operations has led to his unique expertise as a logistical engineer in delivering the highest-quality consulting services in both a timely and affordable manner. Recognizing the value of training and professional education, Mr. Powel has been instrumental in the development and implementation of a structured in-house curriculum, Situs University, which is also now being offered externally to clients. His introduction of technological advances and new CRE applications has improved processes and enhanced client efficiencies throughout the full life cycle of the loan. Mr. Powel has created several important strategic alliances with major real estate service providers whose synergies have increased the flexibility and versatility of Situs services.
Prior to joining Situs, Mr. Powel was co-founder and principal of Lawson and Powel, which he built into a major regional real estate consulting and appraisal company. He currently serves on the client advisory boards of Cushman & Wakefield and Realm Business Solutions (ARGUS). He is an active member of MBA, CMSA and other industry-related groups.

Bruce Nelson, Principal
As a Principal, Bruce Nelson is actively involved in many aspects of the company’s asset management, due diligence, loan underwriting and consulting services in North America. He has direct responsibility for all Situs Asset Management activities with particular focus on all special servicing. Additionally, Mr. Nelson has credit oversight related to highly structured loans, preferred equity investments, B-piece analysis and loans involving repurchase lines of credit. Mr. Nelson has extensive experience in special servicing, including specialty property types such as restaurants, convenience stores and gas stations, residential subdivisions and golf courses. Prior to joining Situs, Mr. Nelson worked as a regional manager for Parallel Capital where he was responsible for all underwriting, due diligence and loan originations and closings in the southern United States.
Mr. Nelson also worked previously as the president of Ranger Realty Group, a diversified real estate company that offered a complete spectrum of workout and lending services to the Resolution Trust Corporation (RTC), Federal Deposit Insurance Coroporation (FDIC) and other investors handling troubled portfolios. Such services included asset management, property management, property analysis, leasing, brokerage, construction and development services. Mr. Nelson has also served as an advisor to water districts, housing agencies and the Department of Housing and Urban Development. He earned a B.S. in finance from the University of Houston and passed the CPA exam in 1993

Zenobia Tambuvala, Principal
As a Principal, Zenobia Tambuvala supervises and trains Situs’ junior staff and serves as a primary liaison to bankers, rating agencies and “bond” buyers. She has been actively involved in the commercial real estate industry for more than 20 years as a consultant and appraiser. She has worked on all types of commercial real estate properties with a primary focus on mixed-use projects, CBD trophy assets, hotels and healthcare facilities. Throughout her career, Ms. Tambuvala has consulted on commercial real estate transactions totaling more than $50 billion throughout the United States, Mexico and the Caribbean. Prior to joining Situs, Ms. Tambuvala worked as a senior appraiser for the Miami-based firm of Blazejack & Company where she appraised various types of commercial properties including apartments, office buildings, industrial complexes, hotels, regional malls, retail centers and housing developments.
Ms. Tambuvala also worked at PKF where she specialized in appraising hospitality and senior living facilities. Ms. Tambuvala has been involved in feasibility analyses, highest and best use studies, valuations, market demand studies and consulting on various types of commercial properties throughout the United States and Caribbean. She earned an M.S. in hotel management from Florida International University.

Patrick D’Sa, Managing Director
As a Managing Director, Patrick D’Sa heads the company’s London office where he is actively involved in building Situs’ European due diligence, underwriting and consulting services platform. He has more than 20 years of experience in the commercial real estate industry, primarily as a hospitality consultant and appraiser, and has consulted globally on a wide array of real estate assignments throughout the United States, the Caribbean, Latin America, Africa, the Middle East and Asia. Prior to joining Situs, Mr. D’Sa worked at Miami-based International Hospitality Advisors where he consulted on a variety of hospitality projects.
Mr. D’Sa also worked for PKF as vice president of the firm’s Miami office. In this capacity, he was involved in feasibility analyses, valuations and consulting engagements for a variety of hospitality-related property types including hotels, resorts, golf courses, marinas, casinos, resort residential and mixed-use projects. Mr. D’Sa earned a B.B.A. in hospitality management and an M.B.A. from Florida International University.

Jayson Prisand, CPA, Managing Director
As a Managing Director, Jayson Prisand co-directs the due diligence and financial services provided by the company’s New York office. He also serves as a company liaison to the New York financial community and co-heads the company’s education and quality control initiatives. Mr. Prisand has nearly 10 years of experience in the commercial real estate industry. Prior to joining Situs, Mr. Prisand was a director in the real estate finance and securitization group of CIBC World Markets, where he also served as a senior underwriter and transaction manager.
As a lender and consultant, Mr. Prisand has directly supervised due diligence, underwriting and other consulting services for properties and loans in excess of $5 billion. Mr. Prisand earned an M.B.A. in finance and management from New York University's Stern School of Business and a B.S. in business administration from Washington University in St. Louis, Missouri. He is also a Certified Public Accountant.

Stephen Ganns, Managing Director

Steven Bean, Managing Director
As a Managing Director, Steven Bean directs the due diligence and loan servicing support services provided by the company’s North Carolina and Arkansas offices. He also co-directs the due diligence services provided by the company’s New York office. Mr. Bean has more than 20 years of experience in commercial real estate transaction services with a focus on CMBS products and services. These services include commercial real estate portfolio and loan analysis, loan due diligence/underwriting and transaction support, offshore operations management and commercial real estate asset management support. Prior to joining Situs, Mr. Bean worked as a senior vice president for Global Realty Outsourcing where he managed sales and operations of the capital markets division, which focused on providing transactional services supporting the equity placement and financing of commercial real estate through the use of on- and offshore operations. Such services included loan underwriting, acquisition and disposition support, due diligence, valuation, lease abstracting and accounting services.
Mr. Bean was also a principal and senior managing director of GMACCM Mortgage-Ramp, and its predecessor, Univest Financial Services, where he consulted on the acquisition, disposition, asset management and servicing of diverse loan portfolios. He earned a B.S. in Business Administration from the University of North Carolina at Chapel Hill. He also earned a Chartered Financial Analyst designation and is a member of the Institute of Chartered Financial Analysts.

Anne Jablonski, Managing Director
As a Managing Director, Anne Jablonski heads the company’s New York office where she is actively involved in building and supervising Situs’ due diligence, underwriting and consulting services platform for major investment banking clients. Ms. Jablonski has more than 15 years of experience in the commercial real estate industry, first as a commercial appraiser and then as a consultant; she has worked on an array of commercial real estate consulting assignments throughout the United States, Caribbean and Latin America. Prior to joining Situs, Ms. Jablonski worked in the acquisition/disposition group of Houston-based Gencom American Hospitality, a privately owned company specializing in the acquisition, ownership and management of hotel properties throughout the United States.
Ms. Jablonski also worked for Ernst & Young where she was involved in feasibility analyses, valuation and consulting engagements for a variety of commercial property types including office, retail, multi-family, hotels and senior-living projects. Ms. Jablonski earned an M.B.A. from the University of Dallas.
